U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Georgia City: Savannah Delineated Area: Begin: I-16 & I-95, follow I-16 West to the Effingham / Chatham County Line. Follow the Effingham / Chatham County Line North to Hwy 30. Turn East on Hwy 30 to Hwy 21. Follow Hwy 21 Southeast to I-95. Follow I-95 South to the intersection with I-16. End Office Minimum Sq. Ft. (ABOA): 19,948 ABOASF Office Maximum Sq. Ft. (ABOA): 19,948 ABOASF Parking Spaces (Total): 90 (Parking must meet or exceed local code) Parking Spaces (Surface): 90 (40 Visitor parking spaces, 50 secured spaces) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 50 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Space must be on one contiguous floor. The property must not be located within 1,000 feet from: Day Care; Detention Facility; Media Facility; If multi story, must be above ground floor. Parking must be secured with fence with a 10 set back. Building must have a 25 set back. Government must have the ability to park large vehicles (NII Equipment, etc.). Space shall be located not more than the equivalent of ¼ mile from a primary or secondary street serving the building. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Building name and address; Contact information and e-mail address of offerors representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell; Operating costs per ABOA SF and RSF included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
