Description
The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Maryland City: Beltsville Delineated Area: North: At the intersection of U.S. Route 29 and Sandy Spring Road, proceed east on Sandy Spring Road until its intersection with Interstate 95. East: Proceed south on I-95 until its intersection with Cherry Hill Road. South: Proceed west on Cherry Hill Road until its intersection with U.S. Route 29. West: Proceed north on U.S. Route 29 until its intersection with Sandy Spring Road. Minimum Sq. Ft. (ABOA): 14,173 Maximum Sq. Ft. (ABOA): 14,881 Space Type: Office Parking Spaces (Total): Per local code Parking Spaces (Reserved): 16 spaces Full Term: 10 Years Firm Term: 5 Years Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). The U.S. Government currently occupies office and related space in a building under a lease in Beltsville, MD, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of interest must include: Building name and address; Contact information and e-mail address of offerors representative; Floor plan that identifies the available space, ABOA SF and rentable square feet measurements of the space, and floor upon which the space is available; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $73.69/ABOA SF, and a BSAC allowance of $12.00/ABOA SF; Operating costs per ABOA SF and RSF included in the full-service rates; Evidence that the offered space meets or is capable of meeting the other specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
